Date: 24 September 2025Your mortgage offer has a time limit—usually 3 to 6 months—and if it expires before you complete your purchase, it can feel like a major setback. But don’t panic. If your mortgage offer expired, here’s what to do next to keep your homebuying journey on track.
Mortgage lenders only hold offers open for a certain amount of time – typically between 3 and 6 months – to make sure your financial situation hasn’t changed too much.
If your offer expires before your purchase goes through, it doesn’t mean you’ve lost your chance. But it’s important to act quickly and get advice on your next steps.
We’ll contact the lender to find out if they can extend the offer. Some will allow a short extension if the delay isn’t your fault – for example, if there’s a holdup with the solicitor or chain.
If the lender needs to re-issue the offer, they’ll usually ask for updated payslips, bank statements, and ID. Try to have these ready to avoid any delays.
If it’s been a while or your circumstances have changed (e.g. new job, credit changes), the lender might need a fresh application. A broker can make this quick and painless – and help you find a better deal if rates have improved.
If everything else is in place, getting a new offer doesn’t usually stop the purchase – but it can slow things down. It’s worth keeping your estate agent and solicitor in the loop so they can help manage any expectations in the chain.
We know how frustrating it can be when delays throw a spanner in the works – but you’re not on your own.
